20.1% Increase in Housing Sales in Turkey in February
According to data released by the Turkish Statistical Institute (TÜİK), the number of real estate transactions across Turkey in February increased by 20.1% compared to the same period last year, reaching 112,818 units.
Housing Sales Statistics in Turkey
Compared to January 2025, when 112,173 housing units were sold, the sales in February showed a 0.57% increase.
Provinces with the Highest Sales
The province of Istanbul topped the list with 19,347 housing units sold. Following that, Ankara recorded 10,791 sales, and Izmir had 6,899 units sold.
Provinces with the Lowest Sales
On the other hand, the provinces with the lowest sales were Ardahan with 24 units, Tunceli with 70 units, and Bayburt with 73 units.
Decline in Housing Sales to Foreigners
In February, 1,457 housing units were sold to foreigners, marking a 21.1% decrease compared to the same period last year. The share of these transactions in total housing sales was 1.3%.
Popular Cities for Foreign Buyers
The city of Istanbul ranked first in sales to foreigners with 539 units, followed by Antalya with 503 units and Mersin with 89 units.
Nationalities of Foreign Buyers
Russian citizens topped the list by purchasing 256 housing units. They were followed by Iranians with 133 units and Iraqis with 99 units.
Increase in Housing Sales with Bank Loans
Housing sales using bank loans in February increased by 90.1% compared to the previous year, reaching 16,778 units. The share of these transactions in total sales was 14.9%.
Housing Sales with Loans in the First Two Months of the Year
During the January-February 2025 period, the number of real estate transactions with bank loans increased by 127.3%, reaching 33,504 units.
Growth in Other Types of Housing Transactions
Other real estate transactions (excluding those with bank loans) also increased by 12.9% in February, reaching 96,040 units. These transactions accounted for 85.1% of total housing sales.
Increase in Sales of New and Second-Hand Homes
In February, sales of new housing increased by 18.2% compared to the previous year, reaching 33,784 units. The share of this type of transaction in total sales was 29.9%.
Second-hand home sales also saw a 21% increase, reaching 79,034 units, accounting for 70.1% of total transactions.
